Prevent Land Grabbing in TN: Documents Compulsory Register From Dec.1, 2012.


With an aim to prevent land grabbing incidents, documents relating to power of attorney & sale agreement of property would be made mandatory in TN (Tamil Nadu) from December 1, 2012.

,According to an official press release said, ''Indian President Mr. Pranab Mukherjee has given his assent to an amendment in this regard by the TN government."

"It is felt that the root cause of land grabbing & bogus registration is due to the fact that registration of documents of power of attorney, sale agreements & agreements relating to deposit of title deeds is optional," The release said.


In order to prevent the misuse of these documents, TN the government passed a Bill in May 2012, for amending certain provisions of the Registration Act, 1908.

"The President of India, Mr. Pranab Mukherjee has now given assent to the above amendment & the same has been enacted as Tamil Nadu Act 29 of 2012",  the release further said.

Compulsory Register PoA Documents..!

As per the amendments made, it has been made "compulsory" to register the documents relating to PoA (power of attorney), sale agreement, agreement relating to deposit of title deeds & construction agreement as provided under Article 5 (i) of the Indian Stamp Act, 1899.

"The documents of PoA have to be registered either with the jurisdictional Sub-Registrar, where the property is situated", the release added.

Pictures of Power Agent, Witnesses ..!

Besides, it was also decided to make it mandatory that pictures of the power agent & the witnesses in the documents of power of attorney be fixed & it has been mandated for the agent to sign such documents.

The documents of PoA have to be registered either with the jurisdictional sub-registrar or where the principal resides.

Health Suraksha Top Up plan supplements the existing health policy, insuring a customer for a larger sum insured limit at lower cost. This policy comes into action once the sum insured of the existing policy is exhausted, giving an additional sum insured to cover the medical expenses beyond a threshold limit of the existing health insurance plan to a customer.

This Health Surakhsha Top up plan is available for sum insured options of Rs. 5 Lacs, Rs. 7.50 Lacs & Rs. 10 Lacs.

With the launch of Health Suraksha Top Up plan, the customer will not need to purchase an additional comprehensive health policy in case their current health cover is inadequate.

90 days to 65 years..!

The  plan covers age group from 90 days to 65 years. The customer also gets an additional benefit of life time availability as the policy can be renewed without any age limit, through which he/she can stay covered for the whole life since there is no-exit age.

There are 2 variants of the plan viz “Health Suraksha Top Up PRO” and “Health Suraksha Top Up PLUS.”

Under the PRO plan, the exhaustion of deductible happens as a catastrophe claim consuming the deductible amount in one single claim whereas in the PLUS variant plan, the exhaustion of deductible can happen over the policy period consuming the deductible amount in multiple claims.

NABH Accreditation Accorded to SREE RENGA HOSPITAL, Chengleput


Sree Renga Hospital, Chengleput, recently announced that they had received the coveted & prestigious NABH accreditation with effect from November 17, 2012. The accreditation was presented by Dr.R.V.Karanjekar, Treasurer, NABH Consortium and Dr.Gayatri Mahindroo, Director, NABH.

Health Insurance: Hospital Cash Cover Proves to Be Very Useful

A health insurance taken as top up cover over &  above the sum insured under the employer's policy will help in case, the cost of treatment exceeds the amount provided under the employer-provided cover.

Also, in case, the employer provided covers excludes certain family members, such as parents, then the additional cover should be taken to ensure that all dependent family members are adequately covered.

Sometime there are co-payment clauses or / sub limits on certain expenses such as room rent and ICU bills.

In such cases, hospital cash cover proves to be very useful.

Most importantly, the employer provided covers are valid only for the period of employment, and ceases on the termination of employment.

National Housing Bank Residex : Chennai Flat Prices See Sharpest Rise 228.4% in 4 years


Flat prices in Chennai & Pune have witnessed steep rise in the last 4 years. As per the quarterly Residex released by National Housing Bank (NHB), price of housing property (Apartments) in Chennai has gone up by 228.4% and Pune by 107% during July­ to September 2012, compared with July to ­December 2008.

However three cities have, however, shown negative growth in property prices. Jaipur has shown a decline of 26.1%, Kochi of 15.8A% and property prices in Hyderabad fell by 8.7%.

The Residex, constituted by NHB in 2007, has been monitoring the residential (apartment - flat) property prices in 15 cities NHB had recently extended its ambit to 5 more cities to 20 cities and showed interest to expand its scope.  The index also takes into account various locations within a city.

Mr. R.V. Verma, Chairman and Managing Director, NHB said, “Lot of infrastructure development in Chennai & Pune is helping the residential prices. However, in some cities like Kochi & Jaipur, with lack of investment in overall infrastructure, prices have come down.Going forward, we expect a lot of movement in prices of residential property in smaller towns & cities. We plan to release this index on a monthly basis from next financial year“

According to NHB, Residex helps housing loan borrowers & lenders in comparing various cities as well as locations to make informed decision.

Residential property in Ahmedabad has become dearer by 80% over the last 4 years, while prices in Faridabad has climbed by 78.5%.

SPECIAL SHOWS OF BAU 2013 : Product and system solutions for the future city..!


Accompanying the presentations by the exhibitors at their booths, the key themes at BAU will be covered and illustrated in forums and special shows – from a number of different perspectives and aspects. The energy turnaround, a changing climate, urbanization, increasing pressure on resources and demographic change are the big issues facing the future of our urban environment.

Just what robots, biogas, impulse fragmentation, “wellness glass” and mosses can contribute technologically to the city of tomorrow, is to be presented in a special show by the Fraunhofer Building Innovation Alliance (Hall C2) at BAU 2013.


Thirty intelligent product and system solutions will set out the contribution that building research can make to a sustainable and future-capable “Tomorrow Town.” The road towards the city of tomorrow is via “intelligent building.”

More transparency promotes better decisions If you want to design and build sustainably, you need the right products. More and more architects, designers and building professionals are demanding transparent and reliable information that will help the decision-making process and lead towards the desired certification. In its special show on “Sustainable building products. More transparency promotes better decisions,” the DGNB (German Sustainable Building Council), Sustainable Building Council), in cooperation with leading partners from the building industry and building research, will be providing the answers.

Address for the Future..!

Using examples of completed and certified projects, the experts will illustrate the relevance of building products for the construction, operation and certification of sustainable buildings. It will also show specific solutions that point out the effect of building products on building performance and the certification result. 
The DGNB’s online “Navigator” tool delivers the necessary transparency. It provides, in simple and easy-to orient form, all the data on building products that are relevant for designing
a sustainable building—a useful tool in facilitating decisiondesign is a challenge the building sector in general has to address for the future, and it is a particular challenge for the manufacturers of building components.

Universal design is a concept aimed at ensuring products are designed and made so that they can be easily used by the greatest number of people. Already whole segments
of industry, e.g. manufacturers of mobile phones and motor vehicles, are intensively engaged with this theme in their product development.

Trends such as demographic change are bringing universal design into
the spotlight in the building industry, too. In designing houses, rooms and building components, it is ever more important to ensure that these are easy to use and flexible. making.

In cooperation with ift Rosenheim, BAU is organizing the special show entitled “Universal Design.” Universal This special show illustrates, using examples of products, what specific implications universal design will have for building components like windows, doors and gates.

Manufacturers, designers and investors can gather information on criteria such as maximum usability and flexibility, as a means of assessing how well products meet the requirements of universal design. The special show takes place in Hall C4, on an area of around 200 square
meters.

Building for life - Costeffective.

Flexible. Barrier-free The special show, presented again by BAU in cooperation
with GGT Deutsche Gesellschaft für Gerontotechnik®, will demonstrate what “Building for Life” means in practice and what it involves. This time the display will focus on comfort. On around 200 square meters of space in Hall A4, fullscale, multifunctional and flexible rooms, with a hotel character, will be set up, and fitted out with products that appeal to young and old alike.

 The modular concept used in this exhibit, developed by specialists at GGT, is useful for apartments, student housing, hotels, sheltered housing and homes for the elderly.

Guided tours to the booths of the exhibitors are also being offered. The tours start at the GGT booth, at the presentation of their show apartment in Hall A4.
